Not included

  • Electrical disconnection of a wired garage or shed. Your electrician does that first
  • Asbestos siding or shingles. Older outbuildings with suspect cement siding need testing first
  • Regrading or sod

Permits and practical notes

Small sheds under 15 m² do not need a building permit to build, but demolishing a building generally does. We tell you what we know for your structure and you confirm with the City for small cases.

Detached garages with power need the circuit disconnected by an electrician before demolition. Garages with a gas heater need the gas line made safe.

Deck footings and concrete pads are much easier to remove when the ground is not frozen. In winter we can still remove the deck boards and framing and come back for footings in spring.

Most of the risk in demolition is in the planning: missed disconnects, surprise asbestos, a bin with nowhere to go. We sort that out before anyone swings a bar.

    Call, text or use the form. We set a time to walk the job with you and look at what is coming out, the access and the age of the building.

    Get a written quote

    Scope, exclusions, price and any conditions, like a clean designated-substances survey, all in writing.

    We line it up

    Permits, utility disconnects, surveys and dates. We give you the checklist, track the lead times and confirm the day.

  4. 04

    Down and hauled

    Protection goes down, the work gets done, debris goes to licensed sorting and recycling, and the site is left ready for the next trade.

Asbestos & permits

We don’t touch asbestos. That’s the point.

Some demolition companies will tell you they do it all. We do the demolition, and we make sure the steps before it happen in the right order, by the right people: survey first, licensed abatement, then us.

  1. Built before 1990? Ontario law puts the onus on the owner to identify designated substances before a contract is signed. That means a designated-substances survey.
  2. Survey finds asbestos? A licensed abatement contractor removes it, and you get a clearance letter.
  3. Utilities and permit. Gas, hydro, water and sewer disconnected where needed. Enbridge alone takes about 44 days, so it gets requested first.
  4. Then we demolish. No change orders for surprise asbestos, no stop-work orders, no crew exposed.

Garage, Shed & Deck Removal: common questions

How do you quote shed removal?

On site. We book a short visit, look at the structure, the access and whether there is a concrete pad, then send a written quote. Photos you send ahead help us prepare.

How long does it take?

Most sheds and decks are done in a few hours to one day. A detached garage with a slab is usually one to two days.

Do you take the concrete pad too?

If you want it gone, yes. Pads and footings are priced separately because concrete is heavy and goes to a different facility.

Can you remove a deck in winter?

We can remove the decking and framing in winter. Footings set in frozen ground are better left for spring, and we can schedule that return visit up front.

Do I need to empty the shed?

No. We can haul the contents in the same trip. Hazardous items like propane tanks, fuel, paint and chemicals have to be set aside for the City’s household hazardous waste depot.
