In Orléans

What the work looks like in Orléans

St. Joseph Boulevard has some of the oldest commercial space in Orléans, built as the community grew through the 1970s and 80s, while the plazas along Innes Road and in the newer south end are more recent. Older units can hide layered flooring and ceiling tile, so the landlord’s designated substances report comes before the scope is final.

Orléans is the farthest part of the city from the Carp Road sorting facilities, so commercial strip-outs here usually use a roll-off bin placed where the landlord allows, hauled and tipped by the bin company at a licensed facility. Weigh tickets are available for the landlord.

Permits & paperwork

Before work starts in Orléans

Interior strip-outs ahead of a fit-out are usually handled within the fit-up building permit, while taking down a whole building needs a demolition permit. Under Ontario’s Occupational Health and Safety Act, the building owner provides a list of designated substances before the contract is signed.

Homes near St. Joseph Boulevard, Convent Glen and Queenswood Heights are mostly 1970s and 80s construction, so a hazardous materials survey comes before interior demolition.

Any building from before 1990 gets a hazardous materials survey first. If it finds asbestos or other designated substances, abatement is referred to licensed specialists, and our crew starts after the clearance letter.

Disposal

Torn out. Hauled out.

Every job ends ready for the next trade. Here is where the debris goes.

Since July 1, 2025 the City’s Trail Road landfill no longer accepts industrial, commercial and institutional waste (City memo). Commercial debris goes to private licensed facilities that sort and weigh every load, and we provide weigh tickets and a diversion summary.

On larger jobs, a roll-off bin from a licensed bin company sits on your property, and the bin company hauls it away and handles the tipping at its own facility.

On smaller jobs our crew loads our own trucks and hauls to the Tomlinson Waste Recovery Centre at 106 Westhunt Drive in Carp, which sorts mixed construction and demolition debris for recycling and accepts commercial loads.

Orléans is the far end of the city from Carp, so larger jobs here usually use a roll-off bin, and the bin company hauls and tips it at its own facility.

Asbestos & permits

We don’t touch asbestos. That’s the point.

Some demolition companies will tell you they do it all. We do the demolition, and we make sure the steps before it happen in the right order, by the right people: survey first, licensed abatement, then us.

Read the asbestos and permit FAQ
  1. Built before 1990? Ontario law puts the onus on the owner to identify designated substances before a contract is signed. That means a designated-substances survey.
  2. Survey finds asbestos? A licensed abatement contractor removes it, and you get a clearance letter.
  3. Utilities and permit. Gas, hydro, water and sewer disconnected where needed. Enbridge alone takes about 44 days, so it gets requested first.
  4. Then we demolish. No change orders for surprise asbestos, no stop-work orders, no crew exposed.

FAQ

Commercial demolition in Orléans: questions

Where does the bin go at a busy plaza?

Where the landlord or property manager allows, usually at the back of the building. We agree the spot and timing before mobilisation.

Can you strip a unit while neighbouring stores trade?

Yes. We keep work behind the storefront, schedule noisy work around the landlord’s rules and keep shared corridors clean.

Do older units need a survey?

Yes. The building owner provides a designated substances report before the contract is signed. Anything found is abated by licensed specialists first.

Do you handle flood-damaged basements in Orléans?

Yes. We open basements up room by room, photograph each stage for your adjuster and keep weigh tickets. Mould remediation, where required, is done by a remediation contractor.
