In Barrhaven

What the work looks like in Barrhaven

Barrhaven back yards are compact, and most access is down a side yard about a metre wide, often past a gas meter or an air-conditioning unit. We plan the carry route at the site visit and protect everything along it.

Many jobs here are deck replacements timed to a builder or landscaper. Boards and framing can come off in any season; concrete footings and posts set in the ground come out best between April and November, when the ground is not frozen.

Older parts of Barrhaven east of Greenbank Road date from the 1970s and 80s, while Longfields, Stonebridge and Half Moon Bay are much newer. More about Barrhaven

Permits & paperwork

Before work starts in Barrhaven

The City requires a permit to demolish a building or structure, and its demolition page lists barns and silos as exceptions. A storage shed of 15 m² or less with no plumbing does not need a permit to build (ottawa.ca), but that exemption is about construction, so we confirm what applies to your structure at the site visit. Wired garages and sheds need an electrician to make the power safe first.

Most Barrhaven homes were built after 1990, so a hazardous materials survey is rarely needed for interior work. The older streets east of Greenbank Road, from the 1970s and 80s, are the exception.

Any building from before 1990 gets a hazardous materials survey first. If it finds asbestos or other designated substances, abatement is referred to licensed specialists, and our crew starts after the clearance letter.

Disposal

Torn out. Hauled out.

Every job ends ready for the next trade. Here is where the debris goes.

Wood, shingles, metal and siding are separated where the site allows. Metal goes to scrap, concrete pads go to aggregate recycling, and mixed debris goes to a licensed sorting facility.

On larger jobs, a roll-off bin from a licensed bin company sits on your property, and the bin company hauls it away and handles the tipping at its own facility.

On smaller jobs our crew loads our own trucks and hauls to the Tomlinson Waste Recovery Centre at 106 Westhunt Drive in Carp, which sorts mixed construction and demolition debris for recycling and accepts commercial loads.

Barrhaven driveways are short, so any bin is sized to fit without blocking the sidewalk. Many basement and deck jobs skip the bin entirely and load straight to our trucks.

Asbestos & permits

We don’t touch asbestos. That’s the point.

Some demolition companies will tell you they do it all. We do the demolition, and we make sure the steps before it happen in the right order, by the right people: survey first, licensed abatement, then us.

Read the asbestos and permit FAQ
  1. Built before 1990? Ontario law puts the onus on the owner to identify designated substances before a contract is signed. That means a designated-substances survey.
  2. Survey finds asbestos? A licensed abatement contractor removes it, and you get a clearance letter.
  3. Utilities and permit. Gas, hydro, water and sewer disconnected where needed. Enbridge alone takes about 44 days, so it gets requested first.
  4. Then we demolish. No change orders for surprise asbestos, no stop-work orders, no crew exposed.

FAQ

Shed, deck & garage demolition in Barrhaven: questions

Can you remove a deck in winter?

We can remove the decking and framing in winter. Footings in frozen ground wait for spring, and we can book that return visit up front.

My side yard is narrow. Is that a problem?

No. Most Barrhaven yards are reached through a narrow side yard. We carry everything out by hand and protect meters, AC units and fences along the way.

Do I need a permit to take my shed down?

Buildings generally need a City demolition permit, and very small sheds are a grey area. We tell you what we see at the site visit, and you confirm with 3-1-1 for small structures.

Do you work on townhouses and semis in Barrhaven?

Yes. Shared-wall homes are a large share of Barrhaven work. We protect the party wall and keep dust and debris on your side.
