House demolition in Alta Vista
Alta Vista’s post-war bungalows sit on wide lots with mature trees, and many are being replaced with new homes. We take the house down and leave a clean lot, with the trees handled in the same schedule if needed.

What the work looks like in Alta Vista
Most Alta Vista teardowns are 1950s and 60s bungalows on generous lots, on streets off Alta Vista Drive and Smyth Road. Those houses need a hazardous materials survey, and asbestos in plaster, flooring or vermiculite is common enough that we plan abatement time into the schedule.
Mature trees are the other planning item. Large trees on and next to the lot can fall under Ottawa’s tree protection by-law, and a teardown near a big maple needs a plan for root protection and access. Our sister company ZZ Chop Tree Care can handle tree work in the same schedule.
Most Alta Vista homes date from the post-war decades, which means plaster or early drywall, original hardwood under carpet, and a real chance of asbestos-containing materials. More about Alta Vista

Before work starts in Alta Vista
A City of Ottawa demolition permit is required, with utility clearances confirming services are disconnected or capped. The 2026 fee schedule sets the permit at $117 for the first 5,000 sq ft of floor area, $1,170 where the Demolition Control By-law applies and $3,510 for properties under the Ontario Heritage Act.
Most Alta Vista homes predate 1990, so plan on a hazardous materials survey before any strip-out or teardown. Large trees on and next to the lot can fall under Ottawa’s tree protection by-law, so check before demolition.
Any building from before 1990 gets a hazardous materials survey first. If it finds asbestos or other designated substances, abatement is referred to licensed specialists, and our crew starts after the clearance letter.
Disposal
Torn out. Hauled out.
Every job ends ready for the next trade. Here is where the debris goes.
Teardowns are sorted as they come down: metal to scrap, clean concrete and brick to aggregate recycling, and mixed debris to a licensed sorting facility. Weigh tickets are available on request.
On larger jobs, a roll-off bin from a licensed bin company sits on your property, and the bin company hauls it away and handles the tipping at its own facility.
On smaller jobs our crew loads our own trucks and hauls to the Tomlinson Waste Recovery Centre at 106 Westhunt Drive in Carp, which sorts mixed construction and demolition debris for recycling and accepts commercial loads.
Wide Alta Vista lots usually take a bin on the driveway. The bin company hauls and tips it, and clean concrete from slabs and steps goes to aggregate recycling.

Asbestos & permits
We don’t touch asbestos. That’s the point.
Some demolition companies will tell you they do it all. We do the demolition, and we make sure the steps before it happen in the right order, by the right people: survey first, licensed abatement, then us.
Read the asbestos and permit FAQ- Built before 1990? Ontario law puts the onus on the owner to identify designated substances before a contract is signed. That means a designated-substances survey.
- Survey finds asbestos? A licensed abatement contractor removes it, and you get a clearance letter.
- Utilities and permit. Gas, hydro, water and sewer disconnected where needed. Enbridge alone takes about 44 days, so it gets requested first.
- Then we demolish. No change orders for surprise asbestos, no stop-work orders, no crew exposed.
FAQ
House demolition in Alta Vista: questions
Do I need a tree permit before demolition?
Possibly. Ottawa’s tree protection by-law can apply to large trees on and next to your lot. Check with the City before work starts; ZZ Chop Tree Care can advise on the tree side.
Who arranges the utility disconnects?
The owner requests them from Enbridge, Hydro Ottawa and the City. We give you the list and the order to call, and the gas disconnect goes first because it takes the longest.
Can you quote before the survey?
Yes, with a condition: the quote assumes a clean survey or completed abatement. If abatement is needed, it happens first.
Can ZZ Chop handle the trees on a teardown?
Yes. Our sister company ZZ Chop Tree Care can remove or protect trees in the same schedule as the demolition.
