What the work looks like in Stittsville

The houses on Stittsville’s original village streets go back decades and are often on lots that suit a larger new home. They predate 1990, so the hazardous materials survey comes first, and older siding, flooring and pipe insulation are tested before the demolition quote is final.

Rural houses toward Ashton and Munster add a well, a septic system and sometimes a propane tank. The propane supplier removes the tank first, the septic bed is marked and kept clear of loaded trucks, and any outbuildings coming down can go in the same scope.

Homes along Stittsville Main Street and the original village streets go back decades, while most of the newer subdivisions went up after 2000. More about Stittsville

Permits & paperwork

Before work starts in Stittsville

A City of Ottawa demolition permit is required, with utility clearances confirming services are disconnected or capped. The 2026 fee schedule sets the permit at $117 for the first 5,000 sq ft of floor area, $1,170 where the Demolition Control By-law applies and $3,510 for properties under the Ontario Heritage Act.

The City’s demolition permit page lists barns and silos as building types that do not need a demolition permit. Garages, houses and most other outbuildings do.

Any building from before 1990 gets a hazardous materials survey first. If it finds asbestos or other designated substances, abatement is referred to licensed specialists, and our crew starts after the clearance letter.

Disposal

Torn out. Hauled out.

Every job ends ready for the next trade. Here is where the debris goes.

Teardowns are sorted as they come down: metal to scrap, clean concrete and brick to aggregate recycling, and mixed debris to a licensed sorting facility. Weigh tickets are available on request.

On larger jobs, a roll-off bin from a licensed bin company sits on your property, and the bin company hauls it away and handles the tipping at its own facility.

On smaller jobs our crew loads our own trucks and hauls to the Tomlinson Waste Recovery Centre at 106 Westhunt Drive in Carp, which sorts mixed construction and demolition debris for recycling and accepts commercial loads.

Stittsville is close to the Carp Road corridor, which keeps hauling efficient on rural cleanups and outbuilding jobs.

Asbestos & permits

We don’t touch asbestos. That’s the point.

Some demolition companies will tell you they do it all. We do the demolition, and we make sure the steps before it happen in the right order, by the right people: survey first, licensed abatement, then us.

Read the asbestos and permit FAQ
  1. Built before 1990? Ontario law puts the onus on the owner to identify designated substances before a contract is signed. That means a designated-substances survey.
  2. Survey finds asbestos? A licensed abatement contractor removes it, and you get a clearance letter.
  3. Utilities and permit. Gas, hydro, water and sewer disconnected where needed. Enbridge alone takes about 44 days, so it gets requested first.
  4. Then we demolish. No change orders for surprise asbestos, no stop-work orders, no crew exposed.

FAQ

House demolition in Stittsville: questions

I have a propane tank. Who removes it?

Your propane supplier, before demolition. We include it in the readiness checklist with the gas, hydro and water clearances.

Can you take down the barn at the same time?

Yes. Barns and silos do not need a City demolition permit, and the house and other buildings do. We quote everything together and sequence it in one visit.

Who decommissions the well and septic?

Licensed contractors, hired by you or your builder. We work around them, or after them if your builder wants them gone first.

Do you work on rural Stittsville properties?

Yes. Acreage toward Ashton and Munster included: outbuildings, scrap cleanups and older homes on well and septic.
