Local housing

What we see in Richmond

Richmond was founded in 1818 as a military settlement on the Jock River, was incorporated as a village in 1850, joined Goulbourn Township in 1974 and became part of Ottawa in 2001. The old village has some of the oldest houses in the west end, newer subdivisions surround it, and the countryside is farmland with barns, drive sheds and older farmhouses. Properties along the Jock River are in the Rideau Valley Conservation Authority’s watershed.

Richmond notes
  • Near the Jock River: check with the RVCA before demolition in or near the floodplain.
  • Older homes: check heritage designation and book a hazardous materials survey before quoting.

Common jobs

  • Barns, drive sheds and equipment buildings
  • Older village houses and farmhouses replaced with new homes
  • Detached garages, sheds and decks
  • Farm and outbuilding cleanups

Permits

Paperwork in Richmond

Barns and silos do not need a City demolition permit; houses, garages and most other buildings do (ottawa.ca). Near the Jock River, check with the Rideau Valley Conservation Authority first.

Buildings from before 1990 get a hazardous materials survey before demolition. Abatement is referred to licensed specialists, and we start after the clearance letter.

Disposal

Hauled out, properly

Bins on rural Richmond lots go on firm ground away from wells and septic beds, sized so they are not overloaded. Smaller jobs load straight to our trucks.

On larger jobs a licensed bin company’s roll-off sits on your property and the bin company handles the tipping. Loads we haul ourselves go to the Tomlinson Waste Recovery Centre in Carp, which sorts mixed construction and demolition debris for recycling.

FAQ

Richmond: questions

Phones answered Monday to Friday, 9am to 5pm.

Do you work on farms around Richmond?

Yes. Barns, drive sheds, older farmhouses and farm cleanups on the farmland around the village.

Can you salvage barn beams and boards?

Yes. Tell us what to keep at the walkthrough and we remove it carefully and stack it on site.

Asbestos & permits

We don’t touch asbestos. That’s the point.

Some demolition companies will tell you they do it all. We do the demolition, and we make sure the steps before it happen in the right order, by the right people: survey first, licensed abatement, then us.

Read the asbestos and permit FAQ
  1. Built before 1990? Ontario law puts the onus on the owner to identify designated substances before a contract is signed. That means a designated-substances survey.
  2. Survey finds asbestos? A licensed abatement contractor removes it, and you get a clearance letter.
  3. Utilities and permit. Gas, hydro, water and sewer disconnected where needed. Enbridge alone takes about 44 days, so it gets requested first.
  4. Then we demolish. No change orders for surprise asbestos, no stop-work orders, no crew exposed.
