House demolition in Manotick

Manotick teardowns usually sit on big lots with a well, a septic bed and sometimes the river out back. We plan the sequence around all three, take the house down and leave the lot ready for your builder.

Manotick · our home base

What the work looks like in Manotick

Many Manotick rebuilds replace an older bungalow or storey-and-a-half on a lot that has become worth more than the house. Outside the village core most homes are on private wells and septic systems, so the first job at the site visit is mapping the tank, the bed and the well head and keeping the truck route clear of them.

Riverfront and near-river lots get one more step. Structures close to the Rideau can fall under Rideau Valley Conservation Authority regulations, so we ask you to confirm with the RVCA before the demolition permit goes in. Inland lots in Manotick Estates and along the side roads usually skip that step.

The village core around Watson’s Mill has some of the oldest houses in the south end, and many properties outside the core are on private wells and septic systems. More about Manotick

Permits & paperwork

Before work starts in Manotick

A City of Ottawa demolition permit is required, with utility clearances confirming services are disconnected or capped. The 2026 fee schedule sets the permit at $117 for the first 5,000 sq ft of floor area, $1,170 where the Demolition Control By-law applies and $3,510 for properties under the Ontario Heritage Act.

Near the Rideau River, check with the Rideau Valley Conservation Authority before taking down any structure close to the shoreline or floodplain. Rural lots need the same City demolition permit and utility clearances as urban ones.

Any building from before 1990 gets a hazardous materials survey first. If it finds asbestos or other designated substances, abatement is referred to licensed specialists, and our crew starts after the clearance letter.

Disposal

Torn out. Hauled out.

Every job ends ready for the next trade. Here is where the debris goes.

Teardowns are sorted as they come down: metal to scrap, clean concrete and brick to aggregate recycling, and mixed debris to a licensed sorting facility. Weigh tickets are available on request.

On larger jobs, a roll-off bin from a licensed bin company sits on your property, and the bin company hauls it away and handles the tipping at its own facility.

On smaller jobs our crew loads our own trucks and hauls to the Tomlinson Waste Recovery Centre at 106 Westhunt Drive in Carp, which sorts mixed construction and demolition debris for recycling and accepts commercial loads.

Manotick is our home base. Bins sit on the driveway well clear of the septic bed, and on smaller jobs debris rides back on our trucks the same day.

Asbestos & permits

We don’t touch asbestos. That’s the point.

Some demolition companies will tell you they do it all. We do the demolition, and we make sure the steps before it happen in the right order, by the right people: survey first, licensed abatement, then us.

Read the asbestos and permit FAQ
  1. Built before 1990? Ontario law puts the onus on the owner to identify designated substances before a contract is signed. That means a designated-substances survey.
  2. Survey finds asbestos? A licensed abatement contractor removes it, and you get a clearance letter.
  3. Utilities and permit. Gas, hydro, water and sewer disconnected where needed. Enbridge alone takes about 44 days, so it gets requested first.
  4. Then we demolish. No change orders for surprise asbestos, no stop-work orders, no crew exposed.

FAQ

House demolition in Manotick: questions

Do you decommission the septic system or well?

No. Septic and well decommissioning are done by licensed contractors. We work around them, or after them if your builder wants them gone first, and we keep loaded trucks off the bed either way.

My lot backs onto the Rideau. What changes?

Check with the Rideau Valley Conservation Authority before applying for the demolition permit, because work near the shoreline or floodplain can need their approval. We set the start date around their answer.

How far ahead should I book a Manotick teardown?

Start six to eight weeks ahead. The demolition itself takes one to three days; the gas disconnect, utility clearances and permit are what set the date.

Is Manotick inside your normal service area?

Manotick is our home base, so it is the simplest place for us to schedule a site visit or a job.
