In The Glebe

What the work looks like in The Glebe

Glebe houses have narrow stairs, low basements and attics that have collected things for decades. Most clear-outs here come before a gut renovation or a sale, so the house needs to be empty by a set date. We carry everything out by hand, set aside furniture for donation if you want and keep original trim and doors untouched.

Lots are narrow and street parking is busy, so the truck is in front of the house for as short a time as possible and nothing is left on the street. A bin on the street would need a City encroachment permit, so we do not use one.

The Glebe was largely built in the first half of the 20th century: brick and frame houses, semis and row houses on narrow lots, many with plaster walls, original trim and low basements. More about The Glebe

Permits & paperwork

Before work starts in The Glebe

Junk removal needs no permit. If a bin has to go on the street rather than your driveway, the City requires a temporary encroachment permit, so we load to our trucks or keep bins on private property.

Check whether your address is in a heritage conservation district, such as Clemow Estate East or the Clemow-Monkland Driveway and Linden Terrace district. The City requires Demolition Control approval for heritage-designated properties, and the 2026 permit fee for a heritage-protected building is $3,510 (fee schedule).

Disposal

Torn out. Hauled out.

Every job ends ready for the next trade. Here is where the debris goes.

Usable furniture is set aside for donation when you ask; metal, appliances and electronics go to recycling; and the rest goes to a licensed sorting facility. Paint, fuel, propane and chemicals go to the City’s household hazardous waste events instead.

On larger jobs, a roll-off bin from a licensed bin company sits on your property, and the bin company hauls it away and handles the tipping at its own facility.

On smaller jobs our crew loads our own trucks and hauls to the Tomlinson Waste Recovery Centre at 106 Westhunt Drive in Carp, which sorts mixed construction and demolition debris for recycling and accepts commercial loads.

Narrow Glebe lots rarely have room for a bin, so debris is bagged and loaded to our trucks daily. A bin on the street needs a City temporary encroachment permit.

What’s included

  • Price from your photos, confirmed on site before anything is lifted
  • All loading by our crew, from basement, attic, garage or back yard
  • Donation, recycling and sorting instead of straight-to-landfill
  • Sweep-up of the area we cleared

What goes elsewhere

  • Hazardous waste: paint, propane tanks, fuel, oil, chemicals and pesticides. These go to the City’s household hazardous waste depot
  • Anything suspected to contain asbestos, such as vermiculite insulation, old pipe wrap or 9×9 floor tiles
  • Medical waste and ammunition

FAQ

Junk removal in The Glebe: questions

Can you clear the house before our gut starts?

Yes. Tell us the renovation start date and we clear everything you are not keeping ahead of it.

Can you get things down from a third-floor attic?

Yes. We carry it down by hand and protect stairs, banisters and walls on the way.

Do you take old radiators?

Yes, once a plumber has disconnected and drained them. They are heavy, so include them in your photos; the metal goes to scrap.

Can you work inside a heritage district home?

Yes. Interior work is generally outside heritage permits; the Clemow-Monkland district plan, for example, lists interior alterations among work that does not need one. Anything that changes the exterior needs heritage approval first.
