What the work looks like in Westboro

A lot of Westboro junk removal happens at a turning point: a long-time owner moving, a house being sold to an infill builder, or a full gut about to start. Basements in these homes are often low and stairs narrow, so everything is carried out by hand, and usable furniture is set aside for donation when you ask.

Lots are narrow and street parking is tight, so we bring the truck to the driveway or front of the house for as short a time as possible and load from there. No bin sits on the street, which would need a City encroachment permit.

Much of Westboro’s housing stock is pre-war and post-war single-family homes, many with plaster walls, older heating systems and decades of renovations layered on top. More about Westboro

Typical projects

  • Pre-sale and estate clear-outs
  • Low basements and storage rooms in older homes
  • Garage and laneway shed cleanouts
  • Furniture and fixtures before a renovation

Permits & paperwork

Before work starts in Westboro

Junk removal needs no permit. If a bin has to go on the street rather than your driveway, the City requires a temporary encroachment permit, so we load to our trucks or keep bins on private property.

Some inner-urban addresses fall inside the City’s Demolition Control area, which applies when a dwelling unit is removed and no replacement building permit has been issued. The demolition permit then costs $1,170 instead of $117 (2026 fee schedule).

Disposal

Torn out. Hauled out.

Every job ends ready for the next trade. Here is where the debris goes.

Usable furniture is set aside for donation when you ask; metal, appliances and electronics go to recycling; and the rest goes to a licensed sorting facility. Paint, fuel, propane and chemicals go to the City’s household hazardous waste events instead.

On larger jobs, a roll-off bin from a licensed bin company sits on your property, and the bin company hauls it away and handles the tipping at its own facility.

On smaller jobs our crew loads our own trucks and hauls to the Tomlinson Waste Recovery Centre at 106 Westhunt Drive in Carp, which sorts mixed construction and demolition debris for recycling and accepts commercial loads.

Bins sit on the lot or driveway. A bin on the street needs a City temporary encroachment permit, and the City asks for at least ten business days to process it.

What’s included

  • Price from your photos, confirmed on site before anything is lifted
  • All loading by our crew, from basement, attic, garage or back yard
  • Donation, recycling and sorting instead of straight-to-landfill
  • Sweep-up of the area we cleared

What goes elsewhere

  • Hazardous waste: paint, propane tanks, fuel, oil, chemicals and pesticides. These go to the City’s household hazardous waste depot
  • Anything suspected to contain asbestos, such as vermiculite insulation, old pipe wrap or 9×9 floor tiles
  • Medical waste and ammunition

FAQ

Junk removal in Westboro: questions

Can you clear the house before the infill builder takes over?

Yes. Send photos of each room; we clear everything you are not keeping so the house is empty for the demolition or the sale.

My basement stairs are narrow. Can you get furniture out?

Yes. If a piece will not fit, we take it apart, with your permission, rather than damaging walls.

Do you take old appliances?

Yes. Fridges, freezers and other appliances go to recycling.

Do you work on infill teardowns in Westboro?

Yes. Narrow-lot teardowns for infill builders are the most common Westboro demolition, along with full guts of older homes being kept.
